Bat Yam Mall

Bat Yam Mall was built in 1992 by Ashtrom Properties and partners. The mall has about 24,000 square meters of commercial space on three stories and about 1,000 parking spaces adjacent to the buildings. In 2007, when Ashtrom Properties acquired half of the mall that until then had been owned by Shufersal, Ashtrom Properties became the sole owner of the mall. Since then the company has been gradually renovating and upgrading the mall, improving the mix of tenants and rebranding the mall as a major shopping center in the city, serving all the city’s residents as well as considerable numbers from nearby Holon.

At the beginning of 2018, in a move designed to position Bat Yam mall as the most advanced and developing mall in the city, Ashtrom Properties sold 50% of the mall’s share capital to Big, in a combination deal that included the joint acquisition of 8,500 square meters of commercial space adjacent to the mall and an additional 250 parking spaces. Ashtrom Properties also has an option to buy building rights for 6,500 square meters of commercial space and a residential complex of 130 housing units.

The expansion of the commercial space, the realization of the building rights and of course the partnership with Big, will create a dynamic commercial center with an attractive combination of goods and services in the city center, near the Yoseftal Bat Yam train station and Nissenbaum St., which is on the route of the Red Line of the light rail.

Over the next few years Bat Yam Mall is expected to get a makeover, both inside and out, and to attract international fashion retailers as well as restaurants and leisure facilities – all bordering on Yoseftal St., the main artery of Bat Yam, where there are plans for extensive residential and commercial construction.

Location: The mall is located in the center of the city, on the main traffic artery, Yoseftal St. The location of the mall in the center of a residential area affords convenient access for tens of thousands of local residents, either on foot or by public transportation. The mall is on the Red Line of the light rail, which will soon make access even easier for many more visitors.

Tenants: New Pharm, Steimatzky, Fox, Super-Pharm, Shilav, A.L.M., Traklin Electric, ISSTA, Laline, Castro, Hamashbir Latzarchan and others.

Business development potential: Ashtrom Properties is promoting an urban building plan for the construction of a mixed-use tower with 12,500 square meters of residential space (160 units) and 5,000 square meters of office space, above the commercial space of the mall.
